Understanding the Existing Roof System
The Lakeside Office Buildings had ballasted EPDM roof systems, which consist of:
- A rubber EPDM membrane
- Insulation beneath the membrane
- Rock ballast layered on top
Ballasted roofs are durable and perform well over time. However, they present a unique challenge: when leaks occur, the gravel ballast must be moved to access and locate the source of the issue. This can make leak detection and repairs more labor-intensive. In many cases, building owners choose to remove the ballast system entirely and convert to a TPO roof during replacement. However, that option requires a larger upfront investment.
In this case, the client needed a more economical solution.
The Ballast Swap-Out: A Cost-Effective Alternative
Instead of converting the system, TALTEK recommended a ballast swap-out – the most budget-conscious option when a ballasted roof is already in place.
Here’s what our team completed:
- Removed the existing EPDM membrane
- Replaced any wet or compromised insulation
- Installed new .60 mil EPDM membrane
- Reapplied the existing rock ballast
This approach allowed the client to retain the advantages of their current system while significantly upgrading performance and longevity.
The Result: A 20-Year Warrantied Roof System
With the new membrane installed and insulation addressed where necessary, the Lakeside Office Buildings now have a fully restored EPDM roof system backed by a 20-year warranty.
Most importantly, the solution aligned with the client’s financial goals without sacrificing long-term performance.
